Never go to view a property alone. Take your spouse or a friend or go on a viewing with an agent. As well as being safer, it’s also nice to have another opinion.
They say that a picture speaks a thousand words. However, a video says much more. Take a good quality camera with you and take lots of photos.
Do not just take pictures of each room as a whole. Take a photo of all the walls, windows and fittings. You may notice a few details or issues later that you didn’t notice the first time.
You can also make a video walkthrough of the house so you can see how the rooms connect and get a feel for the general flow of the house.
Check the outside of the property again.
Are there any signs of peeling paint or water mark on the walls? Can you see any issues with the roof tiles for example?

Check out all the cupboards, particularly under the sink. Ask if you can take a look in the attic as well and bring a torchlight in case there are no bulbs.

How long does it take the hot water to come through the taps? Does the heating work?
Check the bills.
Ask to see the utility and council tax bills so you know what to expect.

Ask how the property has been modified and a copy of the request and the receipt of a guarantee.
